CITY OF WESTON

BACKGROUND:
On weekend mornings, thousands of kids play formal soccer and baseball games on the 16 fields at Regional Park at Weston, and fill its seven roller-hockey rinks and its basketball courts. The vast open space also swarms with adults, busy coaching, cheering and socializing. It's pretty much what developer Arvida envisioned for its gigantic master-planned community, back when Weston was just a series of misty watercolor paintings.   Is Weston a success? It's hard to argue with the numbers in this 16-square-mile city of more than 57,000 residents. The average home in Weston sells for $450,000, some 20 percent higher than the South Florida average. It has Broward County's lowest crime rate, and one of its highest concentrations of "A"-rated schools.

LOCATION:
Weston is located west of I-75, south of 595 interstate highway and north of Miramar Parkway.  The city is about 40 minute drive to downtown Ft. Lauderdale with traffic and 20 minute drive without traffic.  Ft. Lauderdale beach is a 27 minute drive from Weston.  From Miami, I would say it's about 45 minute drive to the Miami International Airport with traffic and 60 minute drive to south beach Miami.  The city is perfect if you will be communiting daily either from Ft. Lauderdale or Miami. 


 FROM THE "EYES" OF AN OUT OF STATE CUSTOMER:
After working with hundreds of out of state customers, they all tend to agree that Weston is beautiful, peaceful, and rich in quality of life.  My customers always ask me that schools are the number criteria.  We tend to start the search in Weston, due to good schools and such a beautiful city.  The city is surrounded by beautiful parks, lakes, and gorgeous landscape.  Most of my clients that have children in High School are very firm about their decision to live in Weston, mainly due to the High school.  These families tend to sacrifice living in a less expensive city such as Pembroke PInes in exchange for a better quality high school, Cypress Bay High School in Weston.  Both,  Weston’s “A” rated schools and demographic are probably the number one reason these families choose Weston.  Also, many families who are Spanish speaking prefer Weston due it’s multi-cultural atmosphere and again “Weston schools”.    I have been asked many times the number one question:  "Is there another city similar to Weston and more affordable?"  Weston is somewhat more pricer than the surrounding cities: Pembroke Pines, Davie, and Miramar.  The price difference is somewhere about 15-20% higher than the surrounding cities.  Weston residents all tend to agree that the price difference is worth it in comparison to the quality of life that Weston has to offer.  The high school is one of the best and the demographic consist of a good portion of educated residents and mid-high income level salaries.  There are many parks and beautiful landscape surrounding the city.  There are no malls in Weston for purposes of maintaining the community clean and free of traffic.  There is a Weston Town Center located in the heart of Weston consisting on many shops and restaurants.  Our teenagers tend to “hang out” here since there are shops and restaurants to go to.  Parents are happy Welthe Town Center is walking distance from their homes and is safe. Well…I think I pretty much covered most of the important points. 

THE NEIGHBORHOODS:
Once you drive by the city, you will see that almost 95% of the neighborhoods are gated communities.  Gated communities tend to retain their house value far better than non-gated communities.  Every community has gorgeous landscape, parks and sidewalks to walk your dog or go jogging.  As for the a little guide towards the which neighborhoods you feel best fits your criteria?   Well...the most recent built homes in Weston are: Windmill Reserve, Isles of Weston, The Ridges, and Savanna.  These homes were built in 1998 or more recent.  Moving a little older is: Emerald Estates, Weston Hills, The Islands, The Meadows and The Landings to name a few.  The "oldest" homes are located off of Indian Trace: The Springs, The Falls, The Lakes, North Lakes, Country Isles, and Windmill Ranch.  Of course, the oldest neighborhood is: Bonadventure.  These homes were built in 1987 to 1990.

THE SCHOOLS:
The schools are the best rated schools in Broward county.  The public elementary schools are: Manati Bay, Gator Run, Country Isles, Indian Trace, Everglades, and Eagle Trace.  Public middle schools are: Falcon Cove and Tequesta Trace.  The public high school is Cypress Bay High.
